We will spend some time in general discussion.  Let's talk about recent deals, successes, learning opportunities, challenges, issues.  Bring your burning questions about investing and we will tackle them as a group.  After some large group discussion, depending on the size and desires of the group, we will either:

Option 1: break out into small groups and present / discuss the following 

  • What is your Why
  • What is your one-year and five-year plan for building wealth
  • What is your personal investment philosophy

Option 2: Cashflow game; I will bring my game board, please let me know if you have a game and can bring.

Investing Internationally

Ryan and his partner in Belize

Ryan Pettitt with Prosperity Aid will share his experience and knowledge about investing internationally.  In addition, Ryan will present us with details about a current project in Ambergris Caye, Belize which is an idyllic resort property with Hilton affiliation.  Check out Prosperity Aid’s website and Facebook page to learn more about his company with a mission to provide financial education for real estate investors and turnkey investment opportunities for passive income.

August Summer Potluck - Celebrating the Summer Together!!!

Join us for a great time with food, fellowship and friendly connection as we celebrate Summer together! We're happy to thank Mike & Brenda Baker for offering to host the meeting at their house which is a bit off the beaten path and a great excuse to pull away from town for the evening. Delighted for you to join us! We'll bring the protein, i.e. meat/ veggie options for grilling and we ask for each member or guest to provide a potluck dish or desert. Please bring serving utensils to compliment your dish and feel free to bring beverages of your choice. PLEASE RSVP as we will need a head count, address provided with RSVP. Flip in Three Forks

Rory

Rory is working on a flip in Three Forks.  We will meet there and get a live look at his project in action.  If anyone wants to meet at 19th rest area or Belgrade Albertson's and carpool let Pat know.  We will start meeting at 6pm, but will do informal visiting until about 6:30 before starting tour to give people enough time to drive after work.  

Originally a 1970’s split level home, Rory bought from distressed sellers in late March (he heard about it through our club!), he immediately starting remodeling and hopes to have listed early July.  Property sits on 11 acres near the Headwaters Park entrance, includes a 30x50 shop with 2 irrigation ditches running through the property with water rights - perfect horse property and plenty of space to build a barn.  We built two custom kitchens in my shop (Mortise + Tenon Woodworks) along with some other details throughout the house.

This house was unique because the sellers were in the process of remodeling themselves, so they had sealed off the upstairs, installed a temporary kitchen downstairs so they could live downstairs, while they gutted the upstairs.  Because the kitchen was plumbed/wired already, he decided to redo, but keep the idea of a downstairs kitchen as there are separate entrances to each level.  They are installing a pocket door that locks between floors so future buyers could potentially rent the downstairs or AirBNB for extra income, which is a selling point to highlight when the property is shown.  Instead of AirBNB, the buyer could simply have semi-private guest quarters.

Green Meadow Subdivision Development Tour / Case Study

Paul and Erin

Join us to hear from Paul and Erin Bottomley and tour their project, the new Green Meadow Subdivision.  

Paul has worked for 30 years in the pharmaceutical industry, mainly in specialist distribution/clinical trials and recently migrated into new developments with Permafrost Coolers and in real estate.

Erin is an English major and taught at High School level before becoming a mother and re-entering the workplace with Barnes & Noble and more recently at Bozeman Health. Erin also has a new venture with World Organic Cosmetics and in real estate.

They have built and fixed up houses most of their married life and in 2017 decided to make the real ‘leap’ of buying property with a home, a rental, and the potential for a small subdivision (8 x 5 acre parcels, and a second ‘phase’ if desired).

It’s been quite the learning experience in dealing with hard money lender, government bureaucracy, the weather, and ground works. Come along to the next Investor Club Meeting and we’ll walk you through it – pitfalls and all!
