September: Innovative Investment and Tax Strategies

**Todd, our speaker, had a last minute conflict.  We will still have meeting, but it will be open discussion.  Bring questions or ready to talk about any latest investing projects you have going.  We will get Todd at a later meeting**

Todd Williamson has over fifteen years in the financial services industry, currently an associate vice president at Morgan Stanley.  As a former practicing CPA Todd has a keen understanding of the math behind investments, particularly tax implications.  Todd will be sharing a few specific strategies that might be beneficial for you.  

For those of you actively hustling to build a portfolio, Todd's first strategy may not be beneficial for you, yet....  But it may be very useful when you want to diversify across more properties and markets, and become totally passive.   This strategy is similar to a 1031 exchange, but allows you to trade one or more real estate assets that you are actively managing and move the money into a private real estate partnership that has numerous large real estate assets across the US.  

Another strategy, for those of you self employed, can roll money from an IRA into an employer 401k, and get access to up to $50,000 cash for use in your investing through a policy loan.

August: Tax Liens

Group Discussion

This will be a working meeting.  Pat will give an overview of tax liens in Gallatin County.  Then we break up into small groups and look at current tax lien opportunities.  You will be required to sign a confidentiality agreement with Gallatin County to be able to see the information provided at this meeting, Pat will have these available.  This may result in individuals pursuing these opportunities at the end of the night.   This should be fun.

July: Major Event: Playing with FIRE Movie Showing

The FIRE movement (Financial Independence, Retire Early) is... well on fire.  Mr. Money Mustache, the Mad Fientist and others have pushed the idea that you do not have to follow the cultural norm of working full time for 40-50 years before retirement.  Just out in theaters only is the documentary Playing with FIRE.  

Playing with Fire showcases a radical subculture known as FIRE, that embraces frugality and financial optimization to achieve financial independence. Follow one family’s journey to acquire the one thing that money can’t buy: a simpler — and happier — life.

Touring property

Not one, but two investment properties to look at.  Would you like to invest in real estate locally, but can't find cashflowing properties because everything is overpriced?  Find out how Tim created a deal by building his own four-plex and how Troy created a deal by moving a house.  Depending on if Troy's house is moved or not, we will start in either Bozeman or Manhattan at 6pm, then to Belgrade.   We will spend about 45 minutes at each property, then if you want to continue conversation join us at the Local in Belgrade at about 8pm.  I will put addresses in the newsletter.  If you are a couch surfer, call or text Pat for the address.

Open Discussion and Networking

Group Discussion

There is a massive wealth of information about investing within our group.  It is good to occasionally circle the wagons and hear from group members.  Next meeting will be a time for you to ask questions you feel the group might have good information about.  If you have a successful investment you have done that you would like to share, in order to allow others to learn from, please plan to do so.  These discussions are always some of the most informative meetings.  I am always blown away by the group knowledge.

Minimize Your Taxes with Real Estate

Do you like to pay taxes?  No?  Well come to our next investor club meeting.  As many of you know real estate can have some great tax advantages.  You may not know about some of the ways to amp these benefits up.  Jared Jex will be talking to us about real estate depreciation and how to optimize that with tools such as a cost segregation study.  

Jared Jex is a Regional Director for Cost Segregation Authority and is responsible for business development and education throughout the Intermountain and Midwest markets.  Jared spent 15 years of his professional career in operations and client management with Fidelity Investments where he was ultimately responsible for building and maintaining relationships across the country and with operational oversight of over $4 billion of retirement-plan assets.  Jared transitioned his passion of helping to preserve wealth to a focus on tax-saving strategies.  His relationship and client management experience have proven be immediately successful in teaching the cost segregation benefits to CPAs, Tax and Wealth Advisors, and Real Estate Investors of all levels.

Dan Fortune: Achieving your Financial Goals with Real Estate

Dan has a pretty incredible story.  He was an employee until 2011 when he made the switch and started working to build passive income through real estate.  Less than ten years later and he is to the point where, we had to book him quickly before he takes a leave of absence funded by real estate investment for a year traveling around the world. 

Dan has experience flipping, buy and hold, syndication and more.  In addition to sharing his story (which should motivate and encourage you), he will be talking to our group about: 

  1. How to develop a clear plan for success in creating passive income through real estate, and
  2. How to get started with innovative deal structures when you don't have $50,000 for a down payment

Mastermind The Goal-setting and Goal Achieving Process

If you have taken action to join and participate in this club, you have made a conscious decision that you want to improve your financial future.  Do you have a clear game plan on how you want to do that?  Have you written it down?  The New Year is always a good time to develop (or update) your plan.  At our next meeting we will mastermind the planning process.  I want to have a group discussion on methods, tricks, tips you all have found useful in developing and implementing a plan.  To focus discussion I am going to break it down into the following categories where we will talk through these one at a time:
