This month we will be doing a Back To Basics meeting that will cover Due Diligence. What do you need to be thinking about before you make an offer, and after getting a property under contract? We'll look at basic provisions, and run through some scenarios. Bring your questions, knowledge, and experience! We'll also be doing a 15 minute check in at the beginning of the meeting to gain a better understanding of what the local market is doing, and what we're all seeing out there in these changing times.
Flipping houses often requires all cash since banks do not like to lend on distressed homes. At the last meeting, the three house flippers all mentioned help with costs from equity partners or lenders. Next meeting, we will have another expert panel: hard money lenders. You might be interested in borrowing to help with your next project or interested in lending to get a good interest rate and have your loan backed by a hard asset. Either way, this should be an informative meeting. We will hear from three great speakers:
Pat McGowen is the lender on one of the projects you heard about last month. You will get to see that project from the lenders perspective and hear about Pat’s experience lending
Craig Jennings, like Pat, is an individual investor/lender but in Memphis. Craig will share his experiences with hard money lending. Craig may be moving to Bozeman, so we hope to see more of him in the future.
Kimberly Knapp, in addition to investing in Montana and California, is a hard money broker, matching lenders and borrowers.

For those of you actively hustling to build a portfolio, the speakers first strategy may not be beneficial for you, yet.... But it may be very useful when you want to diversify across more properties and markets, and become totally passive. This strategy is similar to a 1031 exchange, but allows you to trade one or more real estate assets that you are actively managing and move the money into a private real estate partnership that has numerous large real estate assets across the US.
Another strategy, for those of you self employed, can roll money from an IRA into an employer 401k, and get access to up to $50,000 cash for use in your investing through a policy loan.
Join us to hear more about different tools you can use on your way to building wealth.
A panel of experienced local professionals will cover topics that all new/newer real estate investors should be familiar with as they look to build and grow their portfolio. Even experienced investors will gain valuable information, even if only to revisit the basics. The panel will be comprised of a residential lender, a commercial lender, an insurance agent, and a CPA. A variety of insights will leave the you feeling more confident and knowledgeable, and there will be plenty of time to pose any questions you have. Please submit questions in advance that you’d like a moderator to ask the panel, or have them ready to ask during the Q&A portion of the presentation. Panelists include:
Tanner Aasheim: Real Estate Loan Officer at First Security Bank
Cory Hollern: Commercial Lender at First Security Bank
Dusty Daws: Owner of Dusty Daws State Farm Insurance
Would you like to diversify your portfolio with Hip Hop, Rock and Country: Investing in Music Royalties. PJ Miklus with Royalty Exchange will educate us on how to invest in music and other royalties.
PJ Miklus is currently head of investor relations at Royalty Exchange, the oldest and largest platform for buying and selling media-based IP royalty assets, raising more than $65 million for rights holders in 650 + transactions in just over three years. PJ previously pioneered new client segments while fund raising for multiple alternative investments across hedge funds, private equity and venture capital on Wall Street for 10+ years. PJ earned an M.B.A. from NYU Stern School of Business in 2013 and a B.A. from University of Maryland in 2004.
We all know that investors today are looking for consistency, stability, yield and new ways to insulate their money from market volatility. Many of them are now turning to music royalties and finding one of the purest forms of uncorrelated income available.
What’s more, recent music industry trends are significantly improving the cash flow earned by many royalty rights holders. Experts agree that we’re in the early innings of a music industry bull market that could dwarf that of the introduction of compact discs (CDs) in the early 1990s.
With premium music royalty assets, investors find:
Steady income
Relative stability
Upside Potential (Especially now)
Longevity(royalties are paid for the life of the artist + 70 years)
Tax advantages
PJ will be discussing music royalties as an asset class on at our October meeting. Don't miss it!
